It is also a framed structure where the total building load act on beams & columns. All modern house construction is coming under the B-class construction category.
C – class house construction
This is a simple & basic type of house construction. It is not a framed structure construction. This is a load-bearing construction in which the total load is coming on walls only. 3). Sand

Sand Market Rate – Approx Rs.65 to 70/-Cft.

4). Aggregates
There are two types of aggregates mostly used in house construction –
Neelam Rodi.
Gunawatta Rodi.

Neelam aggregate rates – Rs.65/-cft.

Soil filling rate approx – 14/-Cft (M+L).

3). Whitewash (Putty/POP)
Thumb Rules,
5 times more than the total area
Total Area – 900sqft x 5 = 4500sqft.
Putty & POP labor rate approx – 3/-Sqft.

Paint surface area – 2250Sqft.
Paint labor rate approx – 7/-Sqft.
So, Total Painter cost – 2250 x 7 = Rs.15,750/-
Paint materials cost approx – Rs.10 to 12/-sqft.
Consider maximum rate of paint 12/-sqft
Total Paint cost approx – 2250 x 12 =Rs.27,000/-
Total Cost of paint (M+L) = 15,750 + 27,000 = Rs.42,750/-
b). Wallpaper
Mainly 4 walls need wallpaper – 2 master bedroom walls, 1 hall wall & 1 dining room wall.
Wallpaper required 2 rolls for 1 wall
1 Roll Cost Approx – Rs.1000/-
Total Rolls Required – 4 x 2 – 8Nos.
So, Total Cost of wallpaper – 1000 x 8 = Rs.8,000/-
Labor charge for wallpaper pasting – Rs.300/-Nos.
So, Total Labor charge – 8 x 300 = Rs.2400/-
So, Total wallpaper cost for 2 BHK – 8000 + 2400 = 10,400/-
Total Cost of Paint + Wallpaper – 42750 + 10400 = Rs.52,750/-
5). Plumbing
Materials Cost……..
Pvc Pipe cost for underground piping Approx – Rs.10,000/-
CPVC pipe cost approx – Rs.11,000/-
Cost of sanitary items – Rs.42,000/-
Total cost of plumbing materials – 10,000 + 11,000 + 42,000 = Rs.63,000/-
Labor cost for plumbing – Rs.20/-sqft.
So, the total labor cost of plumbing for 900sqft Approx – Rs.18,000/-
So, Total Cost of plumbing (M+L) – 63,000 + 18,000 = Rs.81,000/-
6). Electrical Works
Electrical materials Cost Approx – Rs.30,000/-
(Electrical pipe, conduits, boxes & wires, etc).
2nd cost for switches, lights, fans, mcb, led approx – Rs.45,000/-
Total materials cost for electrical works – 30,000 + 45,000 = Rs.75,000/-
Electrical works labor cost Approx – Rs.15 to 20/-sqft.

7). Wood Works
4 things are mainly required in-home ( doors + windows +wardrobes + modular kitchen).
Approx Window qty – 280Sqft.

Total Cost for windows approx – 280 x 150 = Rs.42,000/- (M+L)
Total Cost for doors approx – Rs.44,500/-
Cost of wardrobes approx – Rs.40,000/-

Carpenter labor rate – 30% of total materials cost.

8). Main Gate
A 250kg of the main gate is enough.
Materials + making charge Approx – Rs.100/-kg.
Total cost of main gate – 250 x 100 = Rs.25,000/-
Installation charges roughly – Rs.3000/-

9). Septik Tank
20 feet septic tank is enough for 2 bhk.

10). Railing ( for stairs & balcony)

Railing quantity required Approx – 30 to 40 feet.
Railing rate approx – 300 to 500/-feet.
